Sump pumps are not one-size-fits-all here. Whether your home needs one depends a lot on which side of town you are on, and on your crawl space.

Why the answer is local, literally

Whether a home benefits from a sump pump depends on how water behaves in the ground around it, and Chapel Hill is unusual because it straddles two different geologies. West of roughly East Franklin Street sits on the Carolina slate belt, thinner, rockier soil over hard rock. The east side edges into the Durham Triassic basin, with heavier, more expansive clay that sheds water slowly and holds it near the surface longer.

That matters because a sump pump exists to manage water that collects around or under a home, and the clay-heavy east side is far more likely to have water pooling in a crawl space or against a foundation after heavy rain than a well-drained rocky lot on the west side. So the honest answer to "do I need a sump pump" starts with where you are and how your specific lot drains, not a blanket yes or no. A plumber who knows the town can tell you which situation you are in.

Getting the discharge right, the detail that decides it

If you do install a sump pump, the single detail that most often decides whether it actually works is the discharge, where the water it pumps out ends up. A pump that dumps water two feet from the foundation just sends the same water straight back into the ground it came from, so the pit refills and the pump runs itself to death cycling on the same water. The discharge has to carry water far enough away, and downhill where possible, to genuinely leave the foundation behind.

On the clay-heavy east side that distance matters even more, because the soil sheds water so slowly that a lazy discharge basically recirculates. Getting it right means a properly routed discharge line and a check valve so water does not drain back down the pipe into the pit between cycles. Done properly, the pump quietly keeps the crawl space dry; done carelessly, it runs constantly and fails early, which is why the install and the discharge routing are not places to cut corners.

Maintenance and backup, so it works when it matters

A sump pump's entire job is to work during the heavy rain when you need it, which is also the worst time to discover it has failed. So the two things worth doing are testing it before storm season, pour water into the pit and confirm it kicks on and pumps out, and considering a battery backup, because the same storms that cause flooding often knock out power, and a pump with no power is just a hole in the floor.

A stuck float switch, a jammed impeller, or a pump that has simply worn out are the common failures, and they are cheap to catch on a test and expensive to discover during a flood. If a pump has already failed and let a crawl space flood, drying that out properly is part of the same visit rather than a separate call. The whole point of the system is peace of mind in heavy weather, and that only holds if it is tested and, ideally, backed up.

If a sump pump is not the right answer for your lot, do not overlook the cheaper fixes that often solve a wet crawl space on their own: correcting the grading so the ground slopes away from the house, extending downspouts well past the foundation, and sealing an open crawl space with a proper vapor barrier. Sometimes water is getting in simply because it is being directed toward the house from the roof and the yard, and redirecting it is far cheaper than pumping it back out after the fact.
